DBK, a Czech retail specialist, has acquired a majority share in Europark – Štěrboholy, a shopping centre in Prague 10 from Austrian developer, SES Spar European Centers.
Situated in a dynamic, densely populated residential district in the eastern part of Prague, Europark is located next to the Prague inner city ring road benefiting from excellent visibility and a well-balanced tenant mix with more than 60 brands.
Besides its hypermarket anchor, Albert, and DIY store, OBI, Europark’s key occupiers include Hervis, H&M, Notino, Takko Fashion, Neoluxor Books, C&A, CCC, Humanic and DM drogerie. In the longer term, the city has planned further public transportation improvements including a tram line extension as a response to the growing number of residents in the area.
“Europark has various mid-term income enhancement opportunities ranging from unit reconfiguration to the “right-sizing” of Albert’s unit. In addition, the centre has the potential to offer future development opportunity, which shall address the needs of current and future inhabitants of the surrounding residential districts as well as customers from a more distant catchment area,” says Hana Kollmannová, Director at JLL Czech Republic and sell-side advisor in the Europark transaction.
RPA Perspective Meanwhile, Slovenia’s newest shopping centre, Aleja, which is being built in the Šiška district of Ljubljana, will open next year. Developer and operator SES Spar European Shopping Centers is investing a total amount of approximately €150 million in the project.
SES envisions the future of shopping centres as multi-purpose areas that not only combine shopping, but also bring together culinary, leisure time activities, socialising, and culture, said the company. This is the concept of Aleja, which spans three floors and a 2-level underground parking garage. This will be SES’s fifth shopping centre in Slovenia. The centre will create approximately 700 new jobs. The new mall will offer shops, restaurants, and services combined with a special leisure program on a total leasable area of 32,000 sq m.
The name Aleja is closely linked to Šiška and the future orientation of the centre: an urban avenue, an urban meeting place that offers visitors relaxation opportunities and a space to stroll in the green heart of the Šiška district. Architecture firm ATP architekten ingenieure has been commissioned to carry out the general planning.
Aleja will bring 80 new stores of various brands to Ljubljana-Šiška: the most modern Interspar hypermarket in Slovenia, drugstore Müller, technical retailer Big Bang, fashion by XYZ and H&M, and stores Hervis and MASS. The centre will also provide a home for several recognized brands, such as Calzedonia, Max&Co., s.Oliver, Black Label, Comma, Tommy Hilfiger, Pandora, Intimissimi, SuperDry, and Buzz. It will also introduce Sport Vision as a completely new brand in Slovenia.
On the panorama level of Aleja, there will be a varied gastronomic offer. The food court will offer a variety of service restaurants and a wide range of fast food on over 2,300 sqm of leasable area. Visitors will be able to enjoy themselves in daylight ambience thanks to a huge glass dome. The catering area will include a large outdoor terrace for all restaurants and joints.
As a result, the food court will be directly connected to the 6,200 sq m Activity Roof, which will include a volleyball and basketball court, a football field, a fitness park, a running track, and an outdoor playground. The Activity Roof will be true to the “running over the city’s rooftops” motto. A pump track circuit for bikers – the newest sports trend – will be located immediately in front of the Aleja centre.
Aleja will provide various services, including a guided parking system, relaxation rooms, baby changing facilities, and e-charging stations. There will also be 200 parking spaces for bicycles – with half of them covered by a roof.
